40%
of property enquiries arrive outside office hours (Moneypenny, 2025)
85%
of buyers choose the first agent to respond
~£94k
estimated annual commission lost per 60 unanswered enquiries/month

The numbers explain why this category is growing: estate agents who don't respond within an hour lose buyers to whoever is next on Rightmove. AI tools help by qualifying enquiries instantly — but the products doing this are quite different from each other, and many agents get confused about what they're actually buying.

This guide cuts through the noise. We cover five tools specifically built for UK estate agents, explain where each one sits in your workflow, and help you decide which (if any) fits your agency.

Two different problems, two different tool categories

Some AI tools live on your website — they qualify visitors before they ever reach your CRM. Others live inside your CRM — they help you manage contacts that are already in your pipeline. These solve different problems. Make sure you know which problem you're actually solving before comparing prices.

What to look for in an estate agent AI chatbot

Before diving into individual tools, here are the criteria that matter most for UK independent agencies:

The tools — reviewed

1. Sift
Best for: independent agencies, 1–5 branches

AI website chat widget that qualifies buyers 24/7 before they reach your CRM. UK-specific signals, CRM-agnostic delivery via Zapier, webhook & API, transparent pricing.

What it does: Sift is a website chatbot built specifically for UK estate agent websites. When a buyer submits an enquiry or clicks the chat widget, Sift opens a guided conversation that captures chain status, mortgage readiness (DIP/AIP), cash buyer confirmation, government scheme eligibility (Help to Buy, shared ownership), budget, and timeline. It scores every lead 0–100 and delivers the structured record to your dashboard and into your CRM via Zapier, webhook or the REST API (Growth & Scale) — so negotiators see a complete buyer profile before making a call. Native CRM integrations for Alto, Reapit, Dezrez, Loop and Rex are on the roadmap.

Because Sift lives on your website (not inside your CRM), it captures buyers who never fill in a contact form, buyers who enquire at 11pm on a Saturday, and buyers who abandon your listings page but chat first. These leads would otherwise go cold.

Setup is a single script tag. The widget is live in under ten minutes. No CRM involvement, no IT team, no lengthy onboarding.

Strengths
  • Works for any UK CRM (not locked to one vendor)
  • Qualifies pre-CRM — catches enquiries that never reach your system
  • Full UK buyer signal set: chain, DIP/AIP, cash, schemes, budget, timeline
  • 24/7 automated — no staff monitoring needed
  • ICO-aligned consent capture + GDPR audit trail
  • Self-serve 14-day free trial, no card required
  • Transparent pricing from £149/month
Limitations
  • Website widget only — not an in-CRM workflow tool
  • Best suited for 1–20 branch agencies; enterprise procurement not the focus
  • No built-in social media lead capture (website and portal enquiries only)

Pricing: Starter £149/mo · Growth £299/mo · Scale £549/mo · 14-day free trial

Best for: Independent UK estate agencies (1–5 branches) on any CRM, agencies losing leads to out-of-hours silence, Reapit/Alto users waiting for RAI or Lead Flow rollout.

2. EstAI
UK estate agent AI assistant

AI assistant for estate agents, with website chat and lead handling capabilities. Based in the UK.

What it does: EstAI is a UK-focused AI tool for estate agents. Based on publicly available information, it offers conversational AI capabilities designed for property enquiry handling. It positions itself as an AI assistant for agency workflows, covering chat, enquiry responses, and lead handling.

Limited public information

EstAI's detailed pricing, specific UK qualification signal coverage, and CRM integration list are not publicly documented as of May 2026. If you're evaluating EstAI, ask them directly about chain status qualification, DIP/AIP capture, and data storage location before committing.

Strengths
  • UK-focused product
  • Designed for estate agents specifically
  • Covers website chat enquiry handling
Limitations
  • Pricing not publicly available
  • UK buyer signal depth not confirmed in public docs
  • CRM integration list not confirmed publicly

Pricing: Not publicly available — contact for a quote

3. Street Cortex
AI lead scoring & analytics

AI-powered lead intelligence and scoring for estate agents, focused on helping teams prioritise their pipeline.

What it does: Street Cortex offers AI-driven lead scoring and analytics capabilities for estate agencies. Based on publicly available information, it focuses on helping negotiators identify and prioritise the leads most worth pursuing — particularly within an existing pipeline. It appears positioned more as an analytics and intelligence layer than as a front-of-funnel website chatbot.

Limited public information

Street Cortex's pricing, specific CRM integrations, and 24/7 website chat capabilities are not publicly confirmed as of May 2026. The product appears to target larger agency groups rather than independent 1–5 branch agencies.

Strengths
  • AI-native lead intelligence approach
  • Pipeline prioritisation focus
  • Estate-agent-specific design
Limitations
  • Pricing not publicly available
  • Appears to target larger agencies / groups
  • Website chatbot capabilities not confirmed publicly

Pricing: Not publicly available — contact for a quote

4. Alto Lead Flow
Alto CRM users only · in-CRM

AI-powered lead nurturing and workflow automation built into the Alto CRM. Available to Alto subscribers.

What it does: Alto Lead Flow is an AI feature built directly into the Alto CRM platform. It automates lead follow-up, response workflows, and pipeline nurturing for contacts already in your Alto system. It is not a website chatbot — it operates inside Alto after a lead has been created, helping negotiators manage their existing pipeline more efficiently.

If you're an Alto user looking to automate your CRM workflows, Lead Flow is worth exploring through your Alto account manager. If your problem is enquiries going unanswered on your website before they ever reach Alto, Lead Flow doesn't address that gap — that's a pre-CRM problem.

Strengths
  • Native to Alto — no integration overhead
  • In-CRM workflow automation
  • Pipeline nurturing for existing contacts
Limitations
  • Alto-only — not available on other CRMs
  • In-CRM only — doesn't capture pre-CRM website visitors
  • Doesn't solve the out-of-hours website enquiry problem
  • Pricing part of Alto contract — not standalone

Pricing: Part of Alto CRM contract — speak to Alto directly

See our full Sift vs Alto Lead Flow comparison — and why Sift and Lead Flow are complementary rather than competing.

5. Reapit RAI
Reapit users only · phased rollout

AI Copilot built into Reapit CRM for pipeline management, task suggestions, and communications drafting. Currently in phased rollout.

What it does: Reapit RAI (Reapit AI) is an AI Copilot being rolled out within the Reapit CRM platform. Based on publicly available information, it focuses on in-CRM productivity: AI-assisted task management, communications drafting, and workflow suggestions for contacts already in your Reapit pipeline. Like Alto Lead Flow, it operates inside the CRM — not on your website.

If you're a Reapit user, RAI will eventually improve how your negotiators work with the contacts already in your system. In the meantime, the 40% of enquiries that come in outside office hours and never enter Reapit are not something RAI can address — that's where a pre-CRM tool like Sift fills the gap while you wait for RAI to reach your account.

Strengths
  • Native Reapit integration
  • In-CRM workflow AI — pipeline productivity
  • No separate tool or integration needed (once deployed)
Limitations
  • Reapit-only — not available for other CRMs
  • Phased rollout — not all Reapit agencies have it yet
  • In-CRM only — doesn't capture pre-CRM website enquiries
  • No self-serve trial — deployed via Reapit account team
  • Pricing part of Reapit contract — not transparent

Pricing: Part of Reapit contract — not publicly available

See our full Sift vs Reapit RAI comparison — including why both tools can coexist for Reapit agencies.

What about generic chatbots?

You'll also encounter generic chatbot platforms — Tidio, Intercom, Crisp, Freshchat, Drift — marketed broadly for websites. These are not designed for estate agents. Here's why they fall short:

Generic chatbots are fine for SaaS support tickets. They're not the right tool for qualifying property buyers.

How to choose

Your situation Recommended tool
Losing leads to out-of-hours silence on your website Sift — pre-CRM website qualification
Want to qualify buyers before they enter your CRM, on any CRM Sift
Alto user wanting CRM workflow automation for existing pipeline Alto Lead Flow (+ Sift for pre-CRM)
Reapit user waiting for RAI rollout, losing leads now Sift now (complementary to RAI when it arrives)
Reapit user who already has RAI deployed Sift (pre-CRM) + RAI (in-CRM) — different layers
Larger agency group needing enterprise AI analytics Street Cortex or EstAI — contact for demo

The bottom line

The "AI chatbot for estate agents" category is real, but it contains products that do fundamentally different things. The most important question to ask yourself is: where is the lead problem actually happening?

If buyers are reaching your CRM but your negotiators aren't following up well, an in-CRM tool (Lead Flow, RAI) is the right answer. If buyers are visiting your website, enquiring at 10pm, and going cold before Monday morning, a pre-CRM website chatbot is what you need — and no amount of CRM workflow optimisation will fix that.

Most independent agencies with 30–120 enquiries per month have the second problem: the cost of missed enquiries compounds quietly, and the fix is catching them before they go cold, not managing them better after they've already arrived.
